The ROW DTLA redevelopment plan was approved by the Los Angeles City Planning Commission, allowing the east-side surface parking lot near the Downtown Los Angeles Arts District to be rebuilt into a mixed-use residential complex.
According to a report published on the 13th [month unspecified] by online real estate outlet Urbanize LA, developer Atlas Capital Group plans to construct three eight-story buildings on the parking lot site at 787 S. Alameda St., lo
cated at the intersection of 7th Street and Alameda Street.
The project will include about 1,000 apartment units across 900,000 square feet, consisting of studio, one-bedroom and two-bedroom layouts. It will also provide 1,092 parking spaces and 6,547 square feet of ground-floor retail space. A total of 114 units will be designated as housing for low-income residents. Designer KFA Architecture plans upper-level terraces, shared outdoor areas and various amenities.
Previously known as Alameda Square, ROW DTLA occupies a 30-acre site with about 1.7 million square feet of commercial space and was formerly the headquarters property of American Apparel. Atlas Capital Group secured the site about 10 years ago after acquiring assets from the bankrupt Meruelo Maddux, and has since pursued phased approvals for mixed-use development in the surrounding area.
The developer has also obtained approval to build a production studio on the former Los Angeles Times printing plant site east of Alameda Street and a 725-unit apartment development near the Metro Chinatown Station.
