A new large-scale low-income housing development is planned near La Brea, replacing an existing shopping center with a seven-story mixed-use apartment building.

According to a redevelopment application submitted to the Los Angeles Department of City Planning on the 26th, real estate developer CIM Group plans to demolish a 7,224-square-foot strip mall located at 300 North La Brea Avenue and construct a new residential complex totaling approximately 67,000 square feet.
The proposal calls for a seven-story mixed-use building with 99 apartment units. Of those, 78 units are designated for low-income households, 20 units for moderate-income households, and one unit will be reserved for an on-site apartment manager.
The ground floor will include about 3,200 square feet of commercial space, along with 47 parking spaces for residents and visitors.
CIM Group is also pursuing other low-income housing developments, including an ongoing project in the West Adams area. The company has previously led multiple developments in West Hollywood and the northern La Brea area, including a planned 34-story mixed-use tower that, once completed, is expected to become the tallest building in its immediate vicinity.
Additional construction projects are also underway in the La Brea area, indicating a broader shift toward residential-focused redevelopment. A separate mixed-use project is being planned at a nearby commercial property located at 361 La Brea Avenue, roughly one block north of the proposed site.
