A new Koreatown apartment development is under construction in Los Angeles Koreatown, led by a Korean American developer.

According to Urbanize LA, the former gas station site at 4000 W. 6th Street, near 6th Street and Manhattan Place, is being rebuilt as a six-story mixed-use building with 51 apartments—from studios to one- and two-bedroom units—plus 3,300 square feet of ground-floor retail and 31 parking spaces for residents and visitors.
The Koreatown apartment development utilizes Transit Oriented Communities (TOC) incentives, allowing more density than standard zoning in exchange for setting aside six units as affordable housing for low-income tenants.
Redevelopment discussions for the property began in 2017 with an initial plan for 44 units; the scope later expanded to the current 51-unit design. The project is being advanced by Manhattan on 6th, LLC, identified as a Korean American-owned firm.

Business records list Sue Choi, president of Choice100 Realty in Koreatown, as the owner. Sue Choi previously competed on South Korea’s national table tennis team in the late 1960s before immigrating to Los Angeles and building a successful career as a real estate agent and entrepreneur.
The building’s design is by KSK Design, featuring a contemporary podium-style structure. Across the street, Jamison Services, the largest Korean American real estate company in Koreatown, is constructing a separate 230-unit apartment complex, underscoring the pace of residential growth in the area and the significance of this Koreatown apartment development.
