A large residential development is planned in the Rosecrans Avenue commercial district as Manhattan Beach apartments replace office properties.
According to Urbanize LA, reported on February 18, a 500-unit housing complex will be built on about five acres at 1440 Rosecrans Ave. in Manhattan Beach.
Fairfield Residential will lead the project. Developers will demolish an existing 78,000-square-foot office building and surface parking lot, then construct six- to seven-story residential buildings with about 800 parking spaces. Of the total units, 100 will be designated as low-income housing.

The project follows a Residential Overlay District policy approved in 2023 that allows commercial parcels near Rosecrans Avenue and Sepulveda Boulevard to be converted for mixed-use housing.
Nearby development is also planned. At 1500 Rosecrans Ave., just east of the site, an eight-story apartment building with 550 units is proposed, including 110 low-income rental units.
A former Fry’s Electronics property may also be redeveloped into housing with up to 273 units. In the neighboring El Segundo area to the north, a $150 million LA Sparks training facility is planned, which the article said is expected to increase housing demand.
