A major senior housing development is underway in Arcadia, California, as the community confronts a pressing need for quality housing for its aging population. R.D. Olson Construction has begun work on a $33 million project that will transform an old restaurant site into a much-needed residential facility for seniors. The three-story building will provide 100 units of both assisted living and dementia care.
Scheduled for completion by fall 2027, the project, called Ivy Park at Arcadia, will feature a mix of studio, one-bedroom, and two-bedroom apartments. In response to the area’s growing senior population, a portion of the units will be offered at affordable rates, benefiting from Arcadia’s zoning incentives. The development is part of a broader effort to address the significant shortage of senior housing in the region, which has become more pronounced in the San Gabriel Valley.
The facility will not only provide housing but also offer a range of amenities, including a fitness center, outdoor spaces, and a parking structure that can accommodate 70 vehicles. This is a key feature, as the project’s location near Colorado Boulevard will serve a large local senior population, many of whom rely on access to transportation and supportive community spaces.
Bill Wilhelm, R.D. Olson Construction’s CEO, emphasized the importance of the project, noting the rapid growth of the area’s elderly population and the insufficient availability of quality housing options. “This development will create a secure, dignified environment for seniors, offering them the opportunity to live with independence and dignity,” he said.
With construction already in progress, this development marks a significant step forward for the Arcadia community, one that will hopefully set a precedent for more senior housing projects in a region grappling with the challenges of an aging population. The project’s expected completion in 2027 signals both a critical need and a potential solution for the growing demand for senior care housing.
