Affordable housing Koreatown is at the center of a new development proposal that would replace a single-family home in Los Angeles’ Mid-Wilshire area with a four-story, low-income apartment building.

According to Urbanize LA on January 22, a detached home located south of Olympic Boulevard at 4532 W. Edgewood Pl. is slated for demolition to make way for a housing project dedicated entirely to low-income households.
The developer, Avenue Homes, has filed an application with the Los Angeles Department of City Planning seeking approval to build a four-story structure containing 42 units, made up of one-bedroom and three-bedroom apartments. The proposal does not include any on-site parking.
All units would be operated as fully income-restricted housing under the Citywide Housing Incentive Program (CHIP), a city policy that relaxes regulations on floor area, building height, and parking for projects that provide affordable housing above a required threshold.
Architectural plans prepared by Open Office show a building with a light-colored exterior, vertically aligned windows, and minimal decorative elements aimed at reducing construction costs. The design does not include private balconies. Instead, a shared outdoor amenity space is planned for the rooftop.
Landscape architecture for the project will be handled by Savage Land Design.
Avenue Homes and Open Office are also pursuing similar low-income housing developments in Historic Filipinotown and North Hollywood.
