Crescent Heights Proposes LA’s Largest Condo Conversion in 52 Years

A 40-story luxury tower in Century City could soon undergo the largest condo conversion Los Angeles has seen in more than five decades, if city officials approve a newly filed development application.

According to The Real Deal, Crescent Heights, a Miami-based real estate developer, submitted the application on July 14 to convert Ten Thousand, a 283-unit apartment complex at 10000 Santa Monica Blvd., into condominiums.

If approved, the plan would mark the most extensive condo conversion in Los Angeles since The Century Towers, a pair of 28-story buildings, were converted into 331 condos in 1973.

Ten Thousand was developed by Crescent Heights in 2017 and is considered a landmark luxury residential project. The firm stated that the proposed conversion will not require the creation of new parcels or any additional construction.

Industry sources estimate that, with no major physical changes required, the project could be completed within four to six months of receiving city approval.

Crescent Heights is also pursuing another condo conversion project in the Beverly Grove area. In 2023, the company announced plans to transform the Wilshire Medical Center, located at 6200 West Wilshire Blvd., into residential condos. That property was acquired in 2020 for $54.3 million.
