Koreatown 6-Story Apartment Project to Replace Historic Building

A new six-story apartment building is planned for Koreatown, with developers proposing to demolish a 1940s-era building to make way for the project.

According to Urbanize LA, Barkley Development recently submitted plans to the Los Angeles City Planning Department to construct a six-story, 53-unit apartment complex at 412 S. Catalina Street.

The project is designed as an extension of a neighboring 61-unit apartment building completed in 2019 at 400 S. Catalina Street. The new structure would require demolition of an existing two-story residential building to create a cohesive residential site.

Plans call for a total of 53 residential units and parking for 22 vehicles. The developer has applied for zoning incentives that would allow the additional density and building height in exchange for setting aside a portion of the units at below-market rents for low-income residents.

The design features a contemporary podium-style structure and is being led by architect Alan Boivin.

The building slated for demolition is the Altman Apartments, a two-story French Norman-style property built in the 1940s. It was designed by Edith Mortensen Northman, widely recognized as the first licensed female architect in Los Angeles. The building has been cited for its historical and architectural significance.

However, if the current development proposal is approved, the Altman Apartments will be removed. The City Planning Department will determine whether to move forward with the project following a final review.
